Complete gut project.  Reframe all exterior and interior walls.  Upgrade plumbing for bath and laundry room.  Upgrade heat.  Upgrade all plumbing and electrical.  Install R-25 insulation to exterior walls.  6 inch x 36 inch wood look ceramic floor tile. Two large areas can be used for office and entertainment area.
